How This Product or Service Helps the Real Estate Community
REALforVR, Real Estate Advanced Learning for Vacation Rentals is a new training course designed to educate the real estate agent on the many aspects of vacation rental investing and more specifically the role of the agent working with vacation rental properties. If you plan on working with vacation rental buyers, there are some very important facets of the business that you and your clients need to know about.
“Agents really need to get on the bandwagon now,” Heather stresses. “This is an industry that is still in its infancy. With businesses such as Airbnb and HomeAway doubling and tripling in size every year, this is the time to help clients buy this type of property.” The goal of the REALforVR course is to position the agent as an expert in vacation rentals so that they can pass their knowledge on to their clients.
Vacation rental investors tend to be repeat customers. Your typical primary residential homeowner will stay in their home an average of 10 to 20 years, (NAR Home Buyer and Seller Generational Trends) however with vacation rentals, your clients will most likely rely on you as a resource when looking to purchase their next rental property on a much faster timetable. In fact, Heather says that according to the National Association of Realtors Investment and Vacation Home Buyers survey 2014 PDF , “52% of people who buy a vacation rental home will be likely to purchase another one within two years.”
Buyers wanting to purchase vacation rentals will have very specific questions, Heather explains. For example, they may want to know about regulations and restrictions on rentals within the area they are looking to purchase. They may also want to know the seasonality of the area and what sort of rates they can expect to receive. Agents should be able to answer these kinds of questions from investors looking to buy homes with the intention of using them as vacation rental properties.
The creators of the course are extremely knowledgeable in their respective fields and bring their individual expertise directly to you the agent. Mike Bayer, Vacation Rental Investor & REALforVR Customer Liason, has an advanced skillset in online marketing, social media, lead generation and web design. Mike is the technical back-bone for REALforVR. Erica Muller, Vacation Rental Real Estate Expert, has over a decade of real estate, marketing and property management experience and specializes in selling vacation rental properties. And last but not least, Heather, who currently hosts the Vacation Rental Success Podcast and authors the blog at CottageBlogger.com imparts her vast knowledge of the vacation rental market that she has gained over her years of vacation rental property investing.
The course consists of 8 separate modules, which include video instruction and documentation. Some of the topics covered in the course include; understanding patterns and trends of the real estate rental market, regulations and restrictions, treating your vacation rental properties as a business, the role of the vacation rental agent and the role of the vacation rental manager. They even have a tax and financial expert that will work with you to achieve a better understanding of the kinds of things your international clients will need to know when purchasing outside of their native country. Another portion of the course teaches you how to market yourself to the particular investor you are trying to attract and how to build the right team of expert resources. And finally, there is a section dedicated to overseas property shows which teaches the agent how to market their properties to international investors.
